Select Capital Group (SCG) is designed for the busy professional who has a limited amount of time to spend investing or just doesn't want the hassles and headaches of running a more aggressive type flipping or rehab real estate investment business.

What Do We Do?
As one of the largest Real Estate Clubs in Southern California - we are approached constantly by out-of-state developers with requests to promote their projects.

  1. We do a preliminary check on the project and the developer to see if they meet our criteria.
  2. We negotiate a special deal for our investors that gives them breaks on costs and special incentives, and
  3. Most importantly, we fly out to investigate the developer and the project to determine if they meet our stringent criteria.

Does this guarantee you will make money - nope.

But we do weed through a lot of opportunities to find the true gems, where the developer is solid, and has put together a well planned development in an area that is likely to see substantial appreciation in the coming years. And by getting into the development early, and negotiating special deals for our investors we come into the deal with either equity or almost no money into the deals - even in today's market.

Additionally, we focus on developers with at least 10 years experience within emerging markets and regions that are forecast to see strong appreciation. In many cases, the appreciation is tied to the demographic trends of baby-boomers retiring and relocating to areas that provide a lower cost of living and an enjoyable retirement lifestyle.

Recent real estate investment opportunities have emerged in: North Carolina, Tennessee, Georgia, Alabama, West Virginia, Florida, Texas, and Cabo San Lucas, Mexico. The majority of our buyers invest far from their place of residence, sight unseen.

How Does It Work?
The buyer is informed by email of the next upcoming conference call discussing a specific investment opportunity. The buyer usually is given specific information about the project: floor plans, maps, price projections, etc. The buyer is asked to conduct his/her own due diligence prior to the call and be ready to make an investment decision by the end of the call. Usually, 2-4 calls take place in a month. Once on the call, the buyer has an opportunity to hear about the project from the developer, lender and key real estate investors. Calls usually last 60 minutes.

At the end of the call the buyer is given instructions on how to purchase a property. Often all properties are reserved within a few minutes of the end of the call. Properties are reserved by email on a first-come, first-serve basis.

If a member can't make the call, most calls are recorded and available on this website the next day. We can't guarantee that a buyer will be able to purchase after the call because inventory sells out quickly. It is best to get someone to listen in on the call for you, take notes and give you the information immediately so you can jump right in and not miss out.

Who Qualifies For the Group?
Our ability to bring outstanding projects to our buyers is tied directly to our reputation with the developers. Many of our buyers are in a financial position to buy multiple properties annually.

However, because of NCREI's commitment to allow every beginning investor the chance to get started, we do not require that you purchase multiple properties. And
buyers can get in with a minimum of $10,000* in liquid capital for one deal and generally a minimum credit score above 680 for some of the low-down, stated-income, special financing deals.

*Please do not participate in these investments, if this is your emergency funds money. These are investments where you should consider the funds locked up for a three to five year time horizon. While you may be able to liquidate the investment earlier and still make money, you should not count on it as a backup savings account.

What Happens Next?
Buyers who are admitted into the group will receive notice of their acceptance within 24-48 hours. They are e-mailed information about the next conference call.

To ensure our reputation as strong buyers with developers, only those buyers who have been pre-qualified and are Select Capital Group members will be allowed to purchase a property.

Prior to the call, the developer receives an updated Members/Qualified Buyers List and will respond only to those buyers whose names are already on the list.

Buyer Code of Conduct
The emails and website information leading up to the conference call are designed to give the buyer more than adequate information to make a solid investment decision by the end of the call.

Every buyer is required to do his/her own due diligence prior to the call. This means that he/she seeks additional information if needed, conducts research, assesses his/her current personal financial situation, talks to a spouse or business partner, etc, before the call.

The buyer is asked not to contact the developer after the call to request additional information, brochures, etc. The time to ask general questions about the property has passed.

We ask only serious buyers intent on following through with a property purchase contact the developer after the call. At this time, these buyers can ask specific questions regarding the project, seek advise selecting a specific lot etc.

After the call, if an buyer contacts the developer it is expected he/she will follow through by completing the contract and returning the necessary documents and the deposit money to the developer within 3 days.

Buyers who received a contract and do not follow through with their commitment within the required time frame will forfeit the opportunity to invest in that specific property. They may also forfeit their membership and not be allowed to participate in future investments opportunities with NCREI Select Capital Investment Group.

Only serious buyers intent on purchasing a property should be requesting contracts, talking to a developer, etc.

If a buyer is hesitant about an investment, he/she is asked to pass on that specific investment opportunity and wait for an opportunity more in line with his/her individual investment needs.
